As an agent, I think once you've assigned the contract to the LLC with an "addendum to the contract" you should just be signing as the LLC and whomever owns the LLC. 

The number one employer is the state government, because the capital is next door, and the number two employer is the federal government, both are not cyclical and don't fluctuate, if anything their job base increases. 

In our situation, property managers won't likely fit into the pie since we are looking to sell the property in the open market.However, you can always leverage your "rock star" agent who found you the deal (assuming it's not an offmarket deal or from a wholesaler) to check up on the construction every so often.

I would say I have clients that don't have either license and they do great even with paying a contractor and agent.

Balance what you are learning through KW on how to be an agent and in the real estate class (much better basis for investors in real life than agents) with going to real estate investor meetups in your area.
