I think property values are fairly stable and cash flow is easier to find than many other places in the country.  

We have also seen a decrease in rental pricing of about $100 per unit (in CC, Ft Myers has stayed fairly steady).

Turns out, my title guy and banker can make this all happen fairly inexpensively. 

Since I don't have control over what their goals with the property are or how good of a rehab they can do, if someone asks for my opinion, I will give it, but I prefer to work with experienced investors.With that said, even though I price my properties very fairly, there are buyers who offer more than my asking because of their exit strategy.

Until then, your state and local government will affect your property ten thousand times more than climate change, probably more. to add to this the Oregon coast is fairly remote and hard to get to unless you have your own airplane. 

How do you know you are being charged a fair price?  

If someone wants to make bead necklaces and sell them at a craft fair, I'm fine with that.

I wonder if Newsom even realizes how much pain he causes landlords; if the laws were fairly balanced for both tenant and landlord, most people would be happy.

I would never come close to gambling my mother´s future on anything even close to this level of risk.
