Since I don't have control over what their goals with the property are or how good of a rehab they can do, if someone asks for my opinion, I will give it, but I prefer to work with experienced investors.With that said, even though I price my properties very fairly, there are buyers who offer more than my asking because of their exit strategy.

Until then, your state and local government will affect your property ten thousand times more than climate change, probably more. to add to this the Oregon coast is fairly remote and hard to get to unless you have your own airplane.
