Have some pieces of the puzzle put together and educating myself everyday!

Cash flow is a big component of the puzzle, but it should not be the only factor considered. 

I agree in California it is a puzzle to lease option and then assign the deal.

I was "impressed" (puzzled) with how complicated a possibly better version of a lease option was presented.

I do have one thing I'm puzzling over.  

While I know I have a lot to learn and always will I feel like I have all the pieces to the puzzle it's just up to me to put them together so to speak.

Thank you @Jeff Copeland, for the reply.I guess then what puzzles me is listening to the podcasts it sounds like some folks are and some are not incorporated. 

I am somewhat puzzle by potential tenants suddenly becoming "very honest and upfront". 

Further, the loan process will require you to produce tax returns, which will also show evidence of this loan.Nevertheless, owner financing can be a reasonable option.I had to build a spreadsheet to puzzle this out.

Fortunately, Al will be doing a lot of the exploratory groundwork, to save us some time.
