The podcast you mention is referencing (i) Freddie Mac Small Balance Loans ("SBL"), and (ii) Fannie Mae Small Loans, which are essentially government-backed CMBS loans. 

Essentially, to file for a protected series, you must file an assumed name certificate in compliance with Chapter 71 of TBOC.

I don't think they can do a transfer for him unless it is a joint account or the bank essentially lets them because they have shown a POA.
