My investors and I are studying a raw land (30+ acres) with mixed-use zoning in a densely populated town. 

Also, we think having a mix of buy and hold and fix and flips offers more than one exit strategy depending on what happens in the market.

I know other good managers, but of the ones I know, he's currently the best mix of competence and hunger (i.e., he does a good job and he's currently expanding his business and taking on new clients).I'm sure others here on BP will chime in with other recommendations, and you should interview several candidates before making your decision, but I do recommend you include Jim in the list of people to interview/consider.

Have gotten a few nicer ones which were already renovated and so have a mixed experience on this subject. 

I do my best not to mix personal with business, that said, no one on my side of the family really has any money and I didn't even want to approach my wife's family until I had a proven business model that I was successfully executing.

So this is something I've been thinking of doing more and more, but I've seen mixed feelings on it.
