Some owners are jumping on these value shoppers with their great properties just to fill in some dates.

If you have an agent that can pull closed rentals, along with calling a few PM companies, that would probably give you the most up to date accurate pricing.

I know this statement isn't regarding Maryland, but in Florida, the landlord must deliver written notice of intent to claim monies from the deposit by certified mail to the tenant's last known address within 30 days from the vacate date upon termination of the lease.

You’ll get a court date in about 3 weeks.

I finally got in touch with the owner of the company and he says that we can expect the payments at the next scheduled disbursement date which is 2 weeks from now. 

I ended up using a combination of XL (each loan has it's own tab with loan details and amortization/payment table), Outlook Tasks/Reminders (to track upcoming due dates/maturity dates), and QuickBooks (for general ledger)...all held together with some bubble gum. 

I flew down to view and experience the market once or twice, but on the second trip I found the property I wanted, so I handled everything remotely until the closing date.
