Milwaukee has been very competitive, anything decent sells with multiple offers, the houses are old and OOS investors often don't understand how delapitated the place is they just bought.

The vendors for the companies have little competition so they can charge the repairs needed sky high as the investors in place tend to always say yes.

I imagine there will be competition at this Price Point in this A market area.

You have to know your market and exactly what is going on, who your competition is, what they are charging, what they are offering, and how to keep your tenants from moving to them. 

Although if you are investing for at least a decent time frame (~5 years) then having a prepayment penalty on a DSCR Loan for the property is going to be very competitive rate and terms wise with a 2nd home loan anyway - I would say the "full two points" is a little exagerratedhttps://x.com/Wildlaw406/status/1689395078589276160
