I currently dont really have any capital to invest right now but I do spare time that I can offer for exchange of partnering up and learning from and experienced investor.

And proof that we really can start up a new career/business in our 'spare time', which is what I've been working towards.These seem like mostly cash deals, so I was wondering where that was coming from, if you were doing hard money or something.

My plan was originally to use my FHA or a low downpayment conventional loan to get a house with a spare bedroom and a detached garage which could become a ADU unit - Oakland's only restriction I can find is that one ADU unit per lot.
