The borrowers pay by ACH, are almost always on time, and I escrow for taxes and insurance.  

To get ACH (bank account) payment you have to pay S9/mo to TenantCloud while Mozy does this for free. 

In short it looks like PMs handle all the head aches when it comes to REI.

Our very 1st renters on our 1st property did set it up 3 years ago without any problem through ACH their direct deposit rent payments (it was easy and smooth process and we receive payments without any issues for these 3 years), but on our other property already 2nd renters that are trying to set up direct deposit are having the same issue (and they are banking with the same bank Chase, as our other renters do, who did have luck).

A little about me: I graduated from the Ohio State University in 2017 with a B.A in psychology and I also completed pre-medicine along with take the MCAT. 

We utilize a form that has a room by room checklist with all primary elements (walls, floor, ceiling, windows and screens, light fixtures, tub, toilet, towel bars medicine cabinet/mirror, ac WITH remote, etc); a "move in" column and a "move out" column with room for basic notations for each element, which simplifies the documentation and decision making; and Tenants sign at move in walk through inspection, and, if present, also at move out inspection.Check local LL/Tenant laws, but unless you have provided a "standard" list of potential move out charges as part of your initial Rental Agreement, most Courts will require a third party invoice or estimate for deductions from SD.

The thing I can’t stand about Buildium is that they charge 50 cents for every ACH transfer, which are free.

I prefer to have a company do the ACH payments from myself and to the mortgage company vs doing it manually. 

Make sure this isnt just a little stomach ache and is a true gut feeling. 

Can you diagnose and replace faulty parts in a CH/A unit?
