We have a few single family homes in Kansas City, in a nicer, brand new neighborhood (built 2022).

Aren’t doctors busy enough why do you want the headache of some random house in some random city.

I see a bunch of people in Boston and South of Boston on this forum and was wondering if there is anyone North of the city.  

First property cashflows, I live nearly for free in a more expensive city. 

Depending on the extent of the damage the City/Village might condemn the property and force you to tear it down if you let it sit to long.

To my understanding, the legal out of state entity can own the property AND manage the rental property because it is passive income...But California and New York may have different laws you need to check.Generally, The requirement to register an LLC as a foreign entity in another state generally depends on whether the business is considered to be "doing business" in that state.

That 1990-2000s home might be reaching the last leg of all it's cap ex items.Lastly, in HCOL cities, house hacking may give you the opportunity to live in an area to enhance your quality of life.

Including but not limited to: Rockwall, Princeton, Fate, Royse City, etc etc etc

What are you all seeing as the future of insurance in coastal cities?

People still do it, but always a risk if you try to go around the city rules and regs.
