So I would say a basement is better.In a warm climate, you'd like to have cookouts and gatherings outdoors so it would seem a deck would be better.This is not based on anything scientific, just observational.

Getting in the paper becomes news and kinda trustworthy just by being in the paper.If you have a newspaper article thats favorable, you can say "as seen in the Witchita Observer" or whatever.

i use a tool that not everyone has. it's called "common sense". it's custom made years ago.i require a lot of stuff and look at it all. i ask questions and listen. and i listen. and i observe their body language, their interactions, their kids, etc, etc. i look at income, i look at bills, i look at bank accounts.that's it, really..

Majority of leases 5,000 ft or less which indicates more start up with a higher likelihood of not lasting the term of the lease (but indicates improved outlook for consumer demand) and other observations like Craiglist ads heavily pushing the small shared office aimed at the long term unemployed deciding to create their own job by developing mobile apps and such.

The observation that tenants may speak to one another is fair, though it's not something I worry that much about - offering cash-for-keys to one tenant in no way obliges me to offer the same deal to another tenant.Also, this isn't a problem I have encountered more than a few times, and always when there has been a substantial change (job loss etc.) in my tenant's life.At the end of the day, every profitable business solves problems.
