Hi Chris, jumping in a little bit late to this one, but another way to look at the floor issue is that is this a way to help your flip stand out among other similar houses in the area.

My team has the resume and equity to acquire bank loans and hard money, and the only thing standing in our way is lack of knowledge and experience.

Then we often time the leases to end in the Summer.....rent in Feburary you might get a 16month lease....etc.I think these days with the shortage of inventory in DFW it would be tough to time the market on a purchase and a rental and think you are going to either save a bunch of money on the purchase or rent for a lot more by waiting for a certain timing.There sure seem to be a lot of expensive rentals on the market right now, so buy as cheap as you can stand in the neighborhoods you feel comfortable with.

How much do they stand to make at closing, or rather, what incentive to they have to see this deal through after close?

If you use square trim you could stand the sheets of drywall up vertically, fire tape joints with self adhesive fire tape and cover joints with a 1" X 10" or 12" board similar to trim. 

High school seniors have their picture taken in front of the church and sometimes couples have their engagement picture taken sitting on the steps of the church or standing at the church doors etc.
