I would max out an HSA account and healthcare will be “free” by then.

I work in healthcare and would like to obtain cash flow in MTRs (possibly to travelers), which would be good learning experience since they are professionals, already background checked. 

Not sure if you've thought about MTR rentals, but Indy's economic growth and affordability has the potential to bring in traveling nurses and other healthcare professionals as there is a large hospital expansion set for IU health downtown, so something to think about. 

We have positive population growth and solid industries (Government, Education, Healthcare, and Finance).

Her rentals are all occupied for the most part with decent tenants (nurses, military families, health care professionals).

Even during a pandemic, government, construction and healthcare work continues.In fact, mid-priced extended stay hotels were barely affected by the pandemic.That's why I vote for extended stay rentals.

For MTR's - of course health care professions make up a lot of the renters but I believe a group looked over a lot is people looking for furnished housing while they are in between houses or waiting for their current houses to be constructed.

My wife and I don’t have kids yet but are trying so hopefully in next few years I have couple kids and can be the dad that picks up and drops his kids off from school or takes them everyday to sports practices without ever missing a day in their life because dentistry prevented me.  

This was never an issue as a provider of health care.
