Prime rate runs ~3% higher than the Fed rate but as others shared unlike residential mortgages with the prime rate there is a direct correlation and as the Fed rate decreases so does the prime rate.  

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

Im looking at a property that has two legal units and a third that is not.

Likely your tenant is already aware of this, but I understand its a sensitive topic and a big jump as well - if they've been a good tenant so far, it could be worth it to have a convo of raising the rent but giving a discount for them taking care of XYZ on your property/ies.
