I'm not sure about those State laws but I would try to get them on a new 12 month lease, possibly with an increase if it's warranted and if they wanted to stay MTM I'd still have them sign my lease so they have to adhere to my rules and I'd add a MTM rent premium.

Once you obtain a judgement you can get a warrant  then proceed with an eviction.  

You could do it yourself but I would find a company that will warrant their work.

Most will lend 65-70% of ARV, but only a handful will require no money down if the deal is strong enough to warrant that.

IMO, the management company could have mitigated much of this damage if had they acted as I stated they should, that this is an emergency situation and warrants an emergency call to the plumber. 

Maybe get an opinion from a qualified arborist, and also consider using such a person for your trees in the future, if you can afford it and if you find the value of your trees warrants it.  

While it's clear a lot is happening directly east of I95, I'm concerned about how quickly things will turn in this area, 1 block west of I95, for me to command the rents warranted for a 2 bedroom apartment.
