Hey im new on biggerpockets looking to get some gems and meeting some like minded folks who have some experience to help become more efficient and effective in Resl Estate Investing.

Typically those buildings can be gems in the rough - as the small apt complex we found - in an AMAZING area (A-, B+), but operating as a C- property. 

You had me at 125 year old .. then you said 850k and you lost me .. capex is really going to be up there on  apartment  buildings of that vintage .

There are several areas in Rochester that have vintage architechure, historical significance and/or value, and there are storied sections of the city. 

What a Gem I've found in BP.

Typical guru stuff -- some great gems surrounded by lots of high pressure sales.

It has done better than anyone in my family expected, and I've realized that this area is a pretty amazing, under-the-radar gem for vacationers.

In all honesty, I think my perception of A  and what my agent says it's an A/B/C etc...is rather different.Based on what I have seen, true A communities can hardly be invested in because they have huge HOA fees, renting restrictions, and overall, they look like picture perfect, sparkling little gems.

Asking on an open forum is only going to provide opinions of neighborhoods which all are going to have those hidden gems, but you would do better asking a realtor who can sit down with you and go over all potential neighborhoods and meeting your price point on where and how much you want to invest, good luck!
