As far as the templates go, look for general partnership or revenue-sharing templates online, and adapt them to fit your situation.

I've never constructed a new home but renovations and adaptive reuse are my new focus as of late.

They predict traffic flow will increase by 42% in 18 years, but it only takes 3-5 years for traffic to adapt to expanded roads.

You need to go through a flip, deal with contractors, manage them, yell at them fire them  and you need to wholesale a deal, deal with motivated sellers, figure out how they think how they act and react to the way you run your business, tweak, learn adapt, evolve, and then you can go to other markets.

They have a bunch of videos on real estate investing (and other topics) and has templates for each video course that you can use to get started and then adapt them to your business model. 

There are adapters.
