I'm a real analytical person, so I like details like that.

I found a great site for analytics regarding Airbnbs/STRs called AirDNA.co  It's got some info available for free, but the real value is their paid service.

But, I will say that my engineering background has been beneficial in the investing side of the house....analytical, problem solving - or maybe that's my husband (also an engineer)... :)

When I say "smart" - I mean corporate level investors with more analytics at their disposal than you can imagine. 

I use Spotfire for data analytics, which seems to handle the data relationships/manipulations more efficiently than pivot tables/charts but that's just me.
