The group gets a nice short term return, my landlord makes a share of that, agent fees and half of profit.

Obviously, they needed to take some short cuts for a reason - that DOESN"T make it right, but helps me feel a bit better that I am helping some one in need when stuff like this pops up!

While perishable foods may increase in price, I do not think it will have a major impact on inflation if it is a short strike.

@Samuel Koekkoek your dream scenario would be to buy a 2-4 unit (if you can find one) with FHA mortgage for 3.5-5% down.At least one of the units do Short-Term Rental if city allows for more cashflow. 

I also have 401k/ IRA which put me on coast FI.So here is the question for you:Would you pull out 500,000 From the equity on the portfolio to do the following:Invest in Short term rental properties, in long term residential rental properties that are more aligned to appreciation.It would decrease cash flow by $2000 in the short term.

Remodeling homes into something distinctive and desirable, like entertainment-centered properties, can definitely set you apart in the rental or short-term rental market.

Short Term Rentals and Mid Term Rentals, adding ADUs, renovating, are good ways to add some value and get higher rental rates!
