As I approach my 20th year as a real estate broker in Texas and my 30th year as a small business owner, I've decided to think outside the box and use what I have to get what I want.  

Good agents will not only be searching for on-market, but also off-market opportunities for you.

Another scenario could be that once the investor has the deed and I've been able to do proper due diligence on the property (value, title search, etc), I would consider lending against the property including renovation funding (per my terms).   

Continue asking for references, but do your own research as a cross-check.Remember: cheaper doesn't mean you'll make more money.Start by going to www.narpm.org to search their directory of managers.

There is a entire component of marketing or searching out a property and while many can bodger there way through, most can not do it on a proficient level.

I'll keep it in mind for our property search.
