We've had some amazing experiences and made lots of great memories while traveling the US, but now we're ready to plant some roots in the DMV area.I bought my first and only property back in 2018 and started managing it myself.

Just some stirring questions to maybe help find the root cause!

I am very well rooted here, and as you mentioned the market here has significantly turned around over the last few years (fortunately and unfortunately for me I guess?). 

I'd be wary of any proposed solutions that do not also address the root cause. 

On 12/14 I found myself with 2 dislocated and broken shoulders and 2 broken vertebrae after a root canal. 4 surgeries later, 3 weeks in the hospital and nearly 2 weeks at a rehab facility and I’m finally home as of Saturday.

We bit the bullet and did the whole ceiling tear down, resilient clips, green-glue sheet root sandwich thing after listening to my upstairs neighbor snore every night for a year.

Clay pipe can have roots grow onto them and also crack and crumble underground causing expensive repairs.Aluminum wiring is another thing to be aware of.

I've been debating the same question too, and I appreciate everyone's informative responses and perspectives.We are a military family and with transfers every few years, we currently don't have ability to put down roots to build a local portfolio. 

Broken clay pipes are the issue, roots can be cured if no breaks.
