However, your flip needs to have enough earning potential to cover the HML's high points (fee) they charge at closing and gets rolled into the loan (3-4% of total loaned amount). 3) I did my last flip with putting a conventional 30 yr fixed and paid the down payment and reno costs in cash/LOC.

I negotiated this fee based on the fact they were the listing agency for the property I purchased.Maybe consider having your tenants roll over to a month-month or get a new management company.

The money at the end, even with 5%-9% Cash on Cash ROI, is spectacular from my perspective.Getting that ball rolling is the key...So Property 1 (here is where I ask my questions)...Buy a Foreclosed or Dramatically Reduced (Not in this market) PropertyIf we can pay cash at this point, we should, I get that bit, but CAN this be financed through a bank?
