I've tracked several properties originally priced and marketed as investor opportunities in my area (Silver Lake/Echo Park) and they're all being bought by savvy retail buyers who don't mind paying extra for a run down property and doing the work themselves because in the end they're still saving a significant amount over other turnkey properties on the market; really you could call them hybrid buyer/investors, the necessary evolution in response to LA's crazy market.
