Develop a very good lead magnet for investors related to property management in exchange for email...run ads to promote the lead magnet on facebook or google adwords.. try one platform at a time.. give it sufficient budget but start low.. if you see traction ie. people downloading your lead magnet then increase budget... you might need to iterate through your process several times.. before you reach an acceptable cost per lead.

The point is that we have to be vigilant and careful about some of the advise carelessly offered (some in this forum), that promotes this idea of using FHA financing as a mean to control/leverage a property ONLY to convert it into an investment home a year later, just because it is allowed.

There will be promoters at various tables some of whom will be hard money lenders, get their cards and the flyers with their info.Be prepared to partner on deals until you have a proven track record of 5 deals or so, then the hard money folks will talk to you.
