There have been some poorly done rehabs in the neighborhood I am working in and unfortunately anything can qualify as remodeled...including homes with stained carpet and 12 broken windows...ugh!

Toni,It's a little unclear to me if you're buying or selling.If you're buying, many banks/government entities have various periods of time ranging from 15-30 days in which only owner-occupants can buy the property.If you're selling, the bank you bought it from cannot do anything to prevent you from selling for any amount at any time unless you agreed to it in their addenda.

the tenants at one house moved out a few weeks ago. they were there just one year and moved in after the house was freshly painted and re-carpeted.anyway. there were fingerprints and smudges on the walls all over the house and even areas that you'd have to try to leave a fingerprint. nothing that a new coat of paint can't cover, but the whole house needed to be re-painted.regarding the carpet, there are dog pee stains and large furniture impressions. they tried to steam all stains out and even used spray chemicals to remove them. it does not smell, but the stains are there.would you charge them or keep a portion of the s. deposit for something like this?

You will have to air it out and allow it to dry before you close it back up to prevent mold formation.If the dead is showing 3 bedrooms and there are 4 then it is very likely a unpermitted change.
