Thank you I have presented a 40-60 offer to him now to see if we can get the house at the bottom dollar we would like I for but I am putting a lot of trust in him on the price and feel that we may be offering so low that I seller will not bite 

Also, having the ability to write offers, e-sign them and put together offer packages with all the forms you need....isn't that a value?

We offer it at TFSB but it does require the basics like qualified credit score, DTI ratios - Must have W2 or (2 years of 1099 income) to qualify.

There's also a point about intra-miami, my place went for over list and had several exploding all cash offers within 72 hours.

The price started at 120k and I counter-offered 90k to which the seller was going to accept.

After my beginning I started using my cash to make outright offers then financing back out of them later, usually 6-12 months down the road.

It's one thing to postpone for a little bit, but there is no reason for it still not to be offered.
