I will say that the skip tracing with DealMachine does not return accurate phone numbers most of the time, but I have gotten some working numbers.Also, PropStream costs $99 per month whereas you can use the DealMachine features for $49 per month.

Plus you get interest income on top of your principal payments, too.Also allows you to spread the taxable gain out over time, which would help you keep taxable income low and potentially still contribute to Roth IRA in the year that you sell.

You can overcome this by putting more down, which reduces you ROE and COC return, but if the appreciation is good enough you can make up for this with overall returns over time as rents increase and the property appreciates.
