You should set some nominal interest rate or else the IRS will assume some "imputed interest" on the deal and the sellers will owe taxes for interest they didn't actually collect.Strongly recommend discussing this with your CPA to be sure exactly who will owe what to the state and IRS.

All the major points have been touched on above: interest rates, lending criteria, cycles, jobs/economy, etc.I'll expand on two other points that I feel have affected the current state of the market (in)directly:1) Expected returns - those following paper asset returns have heard of the anticipated 6% nominal return over the next couple of years based on current factors (not to mention the ever present and eventual stock market correction(s)).

I have been in a few suits over the years.. primarily partnership squabbles ( you talk about emotional they are right up their with Divorces).First off you have to PAY your attorney up front.The loser does not automatically pay your legal fee's sometimes but many times the judge just gives a nominal amount..
