We are looking at closing soon, barring a catastrophe, on our first investment which we intend to flip. 

New electric, plumbing, full house sound system, CAT5 and cable lines throughout, original light fixtures and features, new open concept kitchen, master bath, finished carriage house, sports bar in the basement, etc. 

There are natural barriers to entry such as legal risks and minimum cash requirements and has a lot of complexity to buy and selling it (say compared to a computer or candy bar).

Barring market specific factors, I am very confident in the MF market.

At one property I own that's high traffic (with a bar across the street) it's a shame because anything decent gets swiped and I know if I provide my tenants with a picnic table the bar patrons will sit on the table and cause late-night disturbances (heck, they've left empty bottles on my tenants' front steps). 

Not a paid guru training, just a no holds bar, we help you get your wholesaling business off the ground or to the next level. 

The difficult part is usually with the City, but State regulations can be tough to navigate too. 

We have to take in the best information that we have now and try to navigate the waters over the investment horizon.
