We tend to avoid month to month leases just because we are going for a long term stable income stream, so we will wait to find a tenant we feel good about giving out a 1+ year lease too.

You may be able to find a small increase in price simply due to your return target being higher than the down stream buyer but I would not suggest you try and use that as a core part of your plan.
