And, that inbound migration, I'd bet, is about to slow big time when we look at 2023 data and trends. 

Some geographics may change, (in other words - people may migrate to areas with much production of hemp is occurring).

For general market research, you can focus on population migration, job growth, and market cycle. 

I think what COVID has done is 1) sped up the migration of millennials to the nearby suburbs - NJ, Westchester, LI 2) new permanent work from home policy changes lead by the tech industry (Twitter, Facebook) which will echo across industries will make people reconsider where they want to live.

When times get tough, families will generally migrate out of the over priced area will generally gravitate towards good value areas that provides a good life style. 

There is bound to be a downturn in some parts of the country in the next decade... and I would predict it would be in states that people are currently fleeing from as they migrate to the midwest.
