If the tile is a style I don’t like, but, it’s not chipped, I save it, etc etc… the trick for me is to start with all major mechanical items: hvac, HWT, panel, and then add the roof… if all that checks out then the odds of a minimal rehab are even better!!!

Mechanicals and repairs are generally cookie cutter as the units are very similar.

Unless you are very mechanical and you plan to scale this business don’t do this.  

They typically will not look under the floor boards or in attics or dig too far into mechanical stuff as long as the systems are functioning. 

The management company I partner with takes 20% of rental revenue in exchange for all of the bookings, marketing, cleaning, preventative maintenance on mechanicals, etc.
