Almost everyone will pay their rent over any consumer debts as being homeless is much scarier than a bad credit card debt or a repo'd automobile If they provide a good prior LL report, move them in.

We go to her neighborhood and see downtrodden neighborhoods nearby, lots more homeless, congestion and she visits us and calls it going to the farm. lol

Also, condo is the best choice in California sometimes because due to location and collective ownership,  usually, the location is more secure, whereas in the SF neighborhood it is surrounded by homeless.

Don't do it ...if you don't have reserves do not do it or you'll be the guy that a wholesaler will be getting a house for on Pennies on the dollar.One round of bed bugs or a broken furnace or a vacant unit that gets overrun by homeless people and you're done, big time, don't do it you're not ready at this time keep studying keep learning keep following different discussions
