Look them up on the tax records for free and then use a free site like Spokeo to search info on the owner.

Here are some numbers: Current PITI: $3,970Estimated rent: $4500-$5000 (there are several homes within 4 blocks of mine that owners have turned into rentals and I've been able to compare online pics to our home, so I am confident this is a good estimate)Sq ft: 1790Estimated sale price today: 1150000-1250000Mortgage balance: 612,000I would self manage. 

Owner’s Draws and Tax Implications: Taking owner’s draws to recover your initial equity is possible, but this can have tax consequences.

I would add:Over-leverage: seeing people get owner finance and someone to toss them a total of 100% financing plus the costs of renovation sometimes crushes them even if they come in on budget and have the right ARV as they miscalculate the time it takes to sell as well as forget about all the other costs involved in a real estate transaction.

German village and Schumacher place are more A locations more owner-occupants and you won't find cashflow there.
