@Mike Alder   10k in many west coast markets won't even cut it for Earnest Money deposit.If I was in your market and I needed to stand out against the competition I would simply have my brief case full of 10k cashiers checked made out to my self   and ready to endorse over to the seller..

I was already headed towards direct mail before your podcast, but your endorsement of it made it a certainty.

MLS and association dues run me about $550 a year and that is just for me any agents have their fees as well.Originally I paid a yearly E&O premium to who CAR endorsed.

There is no ownership, endorsement, or affiliation with these companies or trademarks.

The lender will be on that check as a loss payee, but will endorse the funds for repairs 90% of the time.

@Dharmesh Shah  PS I am in no way endorsing any notes or the OP note product I just clicked his site and without registering you can see some of the notes he has bought and the % return they advertise  along with the asset location ,  as for quality you can get feel by the pictures the rust belt stuff appears to be whats known in the industry as low value assets.. and due diligences warrneted for sure

However, they haven't earned a complete endorsement from me as I discovered through different BP forums about the complaints against Mack.Issues with Mack InvestmentsTroubles and Issues with MackTenant reviews of Mack on YelpNow  some of the questions, concerns and allegations are answered in those threads but not all of them.Personally, I am immensely satisfied with the tour and have received a list of people for reference check from Mack.
