It's quite hard to find apartment buildings or multifamily units that are undervalue, since they are usually investor-owned- meanwhile, SFR's seem to be where you can find the most market inefficiencies.I've been buying SFR's undervalue, fixing them up, and doing a 75% cash out refi to get my money back, enabling me to buy another (and flip or refi again).

Another option I may have is to refinance and save approximately 1 point on new loan and send it back to 10 years left enabling the home to cash flow $100 a month before potential repairs---either is not perfect but options are available.

The permit process in the Hampton's can take up to two years and therefore I plan to do a very basic bathroom renovation and some cheap laminate flooring which will enable me to rent the property until it is time to start construction.The bathroom is 6' x 5' and I will rip out the existing fixtures, replace the tub with a standing shower, and re-tile.

Easy to self manage.I also have a AirBNB account but Homeaway does the vast majority of my bookings.Maybe because I rent my whole house instead of just a room and AirBNB still has that reputation.I use a lockbox for keys and have wifi enabled thermostats.Installing a outside security system soon that will email me pictures of motion and the system records motion to hard drive.I could have someone else mow grass and it would be 100% self sufficient.

Cash enables you to close earlier if all goes smoothly, but Banks generally put a 30 day close on the final bank addendums to deal with any title issues, etc..
