Out-of-state Section 8 might bring in more money quickly and could be less competitive, but it also comes with risks like not knowing the market well and less control over your property.

I think the piece that struck me is the lack of owner warning or approval to control how much rents are lowered to get a tenant in there.

No matter how much you try nobody can control the entire Florida market.

@Eric Tullius  What benefit would @Mel Park receive by going under contract with a wholesaler as opposed to entering into a contract directly with the end buyer either through the MLS or other means where Mel has far greater control over the transaction?

They wouldn't do so without some control.

They have access to the temperature controls & we pay for the heat, so we don’t know why they didn’t turn it down besides them having new born baby exhaustion.

I personally don't like syndications because you lack control as an investor.

Yeah, they're a bit chunky and could get noisy, but tenants love controlling their room temp.
