It's all going to work according to local Zoning & it's a beautiful property: 66'x124', mature neighbourhood, lots of large trees.

I've leveraged my background as a furniture designer to create unique and beautiful experiences for guests, and they pay top dollar to stay at my properties.

But as I often say, these kind of rankings are part art and part science … so the beauty of any conclusion drawn from this analysis is definitely in the eye of the beholder.

If you're looking to accomplish these goals, with as you said "less headaches" I would probably recommend working with an experienced turnkey service in your designated location- or outside- that's kind of the beauty of turnkey.

If it was an aesthetic choice of the previous owner, it was a costly one.   

The beauty of real estate is that every deal is different and there really aren't any two that are alike.

Beautiful neutral options are Calacatta Laza, Calacatta Gold, or Statuario.

This is a "grandma" property that has new windows, and mostly needs cosmetic work like peeling wall paper, repainting, pulling up carpet to reveal beautiful original hardwood.

I would recommend sticking with a multi-family that has solid systems and at worst, needs aesthetic upgrades.
