My advice: get a new CPA before this one gets you in trouble with the most powerful organization in the US, the IRS.

Some issues I see moving forward is if the owner signed off the power of attorney to her son and was not aware that she did so.

It is a very powerful and useful strategy when used properly. 

For example if drywall is down, I see that as an opportunity to update all of the cabling (internet, power, and cable) if needed or at least you know what it is when you check it out.

From a microeconomic standpoint, higher mortgage interest rates reduce the buying power of home buyers, thus putting downward pressure on home prices.

It will need a new roof and I am not able to check the AC due to there being no power but it is old so I am including a new AC in my rehab cost.

However, with the normal wear and tear/ usage of the two main entry doors to the units foyer area, we have had more than 5 service calls on the locks (for batteries, lock mechanism not functioning, etc.) and both front door Locks have had to be replaced once already and I am thinking it is time to use a different Door Lock method. 

But more power to anyone who can find something where the numbers work better for them that way.
