Look at new construction triplex/duplex condo sales in the heights areas, subtract carrying cost over build timeline, materials, labor and construction costs, what their desired profit in heights deals would be and that would leave you with approximate acquisition cost of the lot.

Once possession is taken, the landlord can follow the statutory provisions regarding making a claim on the deposit, including assessing for damages, accounting for all monies owed and unpaid during the lease, taking move-out pictures, getting needed estimates for repairs, etc.

How on earth do I estimate how much this might be? 

This year I am seeing estimates of 8% appreciation in the zip codes I own property in.I am expanding my radius to find a good multi family or small apartment deal, but have no idea how to evaluate the more rural areas.
