Hi allAs mentioned in another post, I want to get my taxes in order on a small multi-family property that I purchased 3 years ago but which I only started renting out last year.Discussed it w a CPA who's on BP and they kindly pointed out that using them for amending the 2 previous returns before filing the current year's return would be needlessly expensive.

She is well below market rent and attempts to amend her lease up to appropriate rent have been unsuccessful.

What we would do in order to allow construction of separate units on a plot of land was to ask for a Conditional Use zoning amendment on the land.

That said there are a lot of different factors that will contribute to the costs being much higher or lower than these such as location, property vintage, property condition, local laws, size of the raise, number of partners, back and forth + amendments on the PSA, etc.Our SEC Attorney was approx. $15kProperty, pest and radon inspection ~$150/doorSewer scope - ~$350Phase 1 - ~$4000Appraisal - ~$4500PCA - ~$4000The list goes on, in total the acquisition costs were around $100k not including escrowed funds, taxes and insurance.

If you think about it from the seller's side, and without knowing what was amended to the contract in writing, this seems like a legitimate situation for them to keep earnest money.

(but oh no its not rent control....)You can still amend rental agreement terms by issuing appropriate notices of rule changes.

They can amend their lease to reflect pricing of finished yards but it is going to add whatever you feel is appropriate.
