Thanks Mike and Amanda for your responses.However my 2nd question is still open: If someone get's sued for a property (not under LLC), with a HELOC,  that technically means the property is owned by bank.

@Amanda Hoening, once you implement the call ahead strategy it may be at a 1% rate where people don't show now (who call) vs a 40-60%.

In order to get the 15 minute updates you have to have the meter attached to a Home Area Network (HAN), aka wifi, which will allow you to connect the meter to the website and the Nest thermostats and the Keen air vents, and smart lighting to lower our power consumption.
