It doesn't make sense for everyone to be as highly leveraged because not everyone has the financial resources to survive a downturn.If I pay down a loan that has a 5.5% interest rate vs invest that cash in an alternative investment that I think will return an average of 10%, then I placing a value a value of 4.5% on the higher risk of the 10% investment. 

I am going to start using some alternative marketing strategies in order to find off market deals.

Alternatively if this strategy didn't work i would have to do another 1031 with this property even though its disposition will not result in a  real gain from what I paid for it.  

But if the property is worth $220k I doubt the bank will take a $70k loss assuming the alternative would be to sell it normally with realtors and have other holding costs.

I’ll definitely start to work on some alternative strategies in finding deals.

I have been obsessively diving into this alternative investment strategy so that I have more tools in my tool bag.  

@Robert Naucke Jr, the requirement that one must be accredited to invest in certain alternative asset classes is regulated by the SEC, so no, no way around it... unless that person/company wants to go to jail.

The ways that are alternatives to MLS can offer better returns but also a bit higher risk.
