You'll want to highlight things like vehicles per day, location in respect to retail center-points like targets, walmarts etc depending on the market.If you are listing it for sale and are asking how to underwrite the building and the restaurant operation as a purchase and or a deal then you really need to get access to a T-12 of building expenses, even a T-24 if you can, and then the lease for the current tenant.

For every unscruplious contractor out there there is an unscruplious customer .I don't know whats wrong with handing out cards in walmart - He might be a starter with no marketing money , and willing to pass on the savings to his customer .

(BTW this is a great place to look and ask help for a lot of questions) I know when I research my farm area(my hometown) I’m looking at the news for any updates in a certain area, for example when a Walmart was first getting introduced it showed up on the news and the living area was getting very popular when it was built.

In those instances where I don't, I take 50 (or so) digital photos, print them out at Walmart (super cheap), and mail them to the tenant along with whatever deposit is left over.
