You only have to have lived in it for two out the five years immediately prior to selling.So if you want to, go ahead and move out and rent your property and see how it goes. 

I just started this same chapter but skimmed ahead to see what you’re referring to. 

You get the properties in escrow and get the drawings while you are in escrow (site visit) then draft the drawings to get to the city the day you close.

Just a heads up on that.

Perhaps a visit to your local bank or credit union to see what you can qualify for is a good start.   

If it is a larger university, they may also have visiting students or faculty who need shorter term rentals (ie a month or two).
