My personal strategy is to form a new LLC for 10 properties or $1 million in assets or different ownership structure.

Write out one 1 page exactly what your looking for, a detailed, focused exactly what your looking for not "a property I can profit on" but are you looking for single family, multi, flips, how much reno in flips, structural or just cosmetic, BE SPECIFIC. 

I would structure this so the lease is between you and the tenant, the corporation and an officer are guarantors that gives you three parties to recover from. 

Most were from people who could barely put a sentence together and listing their whole life sob story.

If you apply by today, your home will be grandfathered in to the building codes that were in place the year your structure was built.

If someone has done this how would you structure the deal to make sense for both parties?

In these instances, usually the transaction isnt structured properly from the start. 

There are a few ways to go about structuring the loan with flexible terms.  

If you need structured education, coaching and guidance to do that, then I would argue there is tremendous value to participate in a program like the Academy that aligns with your goals.
