Magically, LogicalPM took this property over, went inside, cleaned it up, took new photos, and had this Rented within a WEEK!

I would only do repairs, not upgrades for a tenant.Just make sure everything is clean and on good working order.

The only maintenance is to clean the filter three or four times a year.

How did you setup cleaning?

I like white, but it is hard to keep clean. 

I think of real estate like the stock market and dollar cost averaging -- buying in to a market on a routine basic regardless of cost -- is shown to be best.
