My first subdivision I did in Oregon was 105 lots in the wine country. 

When I do have spare time at home I like to make beer and wine.

I have even developed small land projects and built a high end custom 4200 sqft 3 bdrm 3.5 ba home in the Temecula Wine Country.Now I would like to ramp up my retirement getting involved in fix n flip, buy n hold projects within the Southwest Riverside County.

Very nice area, good friend grew up on the beach and as we own rental properties we are considering downtown from that aspect.We're probably going to settle elsewhere but we've decided on two things originally not considered - we don't want to live in seclusion, we're social animals and want to live within a short ride to a steakhouse, seafood, and wine/whiskey bars. 

They provide food, beer, wine, soft drinks, desert, and time before and after the event to meet with people.Easy located next to Grove St Path in Jersey City.Here's a link.

Depending on what your purchase costs and total profit I would maybe kick them a nice gift, rather that be $500 or a nice bottle of wine.
