I'll try to add some value and correct a few misconceptions:) Bill Gulley The fundamentals are the same here as they are in the U.S. - that's why I'm always pestering you to pick your brain :) That said, though lease options, short sales and foreclosures can happen here, they are not as common (lease options and short sales), nor are they a screaming deal (foreclosures) ... most REOs here are sold pretty much at market value - this is mainly a matter of market size and inventory.

One of the things that concerns me about crowdfunding is that it wouldn't be hard to pull the wool over inexperienced investors who don't fully understand the fundamentals of a real estate investment.Without research and independent coverage on individual investments, these small investors don't have much to go on other than the info provided by the portals that the "deals" can be found on.Who's going to do coverage/research on the $200,000 house that someone is raising money to flip other than the portal that has a vested interested in it being successfully funded?

The fundamentals in this purchase were missing and unfortunately I think it's cash flow negative.I wrote a nice blog response using the numbers and explaining items he could do to reach cash flow neutral (splitting the utilities, advertising on craigslist, reviewing his property management contract, etc) and my post (and 40 min of my time) were deleted.I have a polite e-mail submitted to the author for discussion but we'll see what comes of it.
