I would go at least two years in your first investment property before refinancing so you can use the two year experience requirement as a landlord and will have seasoned the financing as well.

I suggest you go at 14/16/18 months to allow time to refinance without being in default of the loan to be paid off.You may need to sell too.

Rents in this country is routinely less than what one would pay in the USA.The person I am buying the property from is a good friend of my wife and she needs to money quickly, and when she (seller) made the deal she believed the property was only $120-$130 based on an appraisal a few years ago, and was willing to let it go at the discount.
